Occupancy
Upon making a booking, you are to provide the details of a valid credit card, postal address, email and phone number. Prior to check in, you are to provide a copy of your driver’s licence and such other identification as is requested by us.
We endeavour to keep the amount of waste produced at our properties to an acceptable level and supply our quests with double the usual requirement of General Waste and Recycle Bins. We kindly ask guests to be thoughtful with their waste, use the recycling bin correctly by breaking down all boxes and recycle all waste in the appropriate ins.
Excess rubbish left on the property over and above what is in the bins will be charged at $300 and will be deducted from the security deposit. Any Additional cleaning considered out of the ordinary (and that goes over the usual 6 Hours eg dirty dishes, dirty BBQ, stained linen will be charged at an hourly rate of $50 ph.
For bookings made directly with us:
100% refund for cancellations more than 60 days
50% refund for cancellations 60 days or less
No refunds for no shows.
We operate security cameras for the purpose of enhancing security, identifying guests on arrival and ensuring that the correct numbers of guests arrive at the property. We have noise monitors in each house - excessive and prolonged noise will be reported to management and may result in security being sent to the house. Please note that a security car from an external firm patrols certain properties at various times each night - don't be alarmed!
In the event that you lose any key supplied to you, you agree to pay a $40.00 replacement fee.
In the event that you leave any items behind, and we agree to post same to you or make other arrangements to have the goods returned to you, then you agree to pay on demand any anticipated or expended costs in respect of return of such goods if requested by Us.
We offer free onsite parking at all our properties, please take care as some of our access roads and driveways and narrow and shared. Please ensure that all cars are parked in designated parking locations and not on road access or in other (non Boxwood) hotel car parking.

If any guest books the property on behalf of any other people, or otherwise permits other people to enter the property, then the person booking the accommodation is responsible in all respects for the property and for ensuring that all guests and visitors are aware of and comply with these Terms and Conditions. By making a booking, you promise that you are at least 25 years of age.
Several of our properties are in Bush or heavy nature conditions which can be hazardous. This includes tree branches, rocks, pot holes and burrows. When outside the immediate house grounds but inside our property - on trails or pathways, you acknowledge that you are required to stay on the designated pathways which are clearly marked. Any injury or accident that occurs to you in failing to comply with this provision will be your sole responsibility and liability is excluded to the full extent of the law.
Some of our properties have roads that can be heavily trafficked. Please stay off these roads and use the designated pathways wherever possible. All Boxwood roads have a maximum speed limit of 20KPH.
On our properties you might encounter wildlife such as wallabies, wombats, rabbits and echidnas. Please respect them and their habitats. If you approach them and are able to pat or feed them (we can provide feed), this activity is at your own risk and you shall not be entitled to make any Claim that relates to such activity.
Our Villas may contain decks and roof top entertainment areas on second or third levels about 4M falls. You must stay within the provided safety fencing and not climb or allow climbing of any safety fencing. Children must be accompanied at all times in these areas. Do not leave children unattended on any deck or roof top entertainment area.
By making a booking, paying a deposit or entering the property, you agree that:
Any guarantee, condition or warranty which would otherwise be implied in these Terms and Conditions or any other agreement between us and you is hereby excluded to the extent that any legislation or other law implies any guarantee, condition or warranty which cannot be excluded:
You acknowledge that you have not entered into these Terms and Conditions or any other agreement with us in reliance upon any statement (written or verbal) made by us or any representative or employee of us, other than as expressly agreed in writing between the parties. “Claim” means any loss, claim, or direct, indirect, incidental, punitive, special, consequential or other damages or loss of any kind whatsoever, including, without limitation lost profits, lost revenue, lost savings, loss of data, replacement costs or any similar damages, whether based in contract, tort (including negligence) strict liability or otherwise arising from any source or cause whatsoever including the use of the Service or any associated goods or services, or any other claim related in any way to your use of the Service, and includes any errors or omissions in any content, or any loss or damage of any kind incurred as a result of the usage of the Services or associated goods and services. You promise that you will comply with any Law that relates to the property, and will indemnify us in respect of any loss or claim that arises as a result of the breach of any Law.
We are not to be held responsible or liable in respect of any building or construction work carried out on neighbouring, or any other source of noise or nuisance. If you are booking a property with ongoing construction we will advise you in advance at the time of booking (usually providing a discount). We will endeavour at all times to minimise the noise of such construction. You acknowledge that any discount provided in advance is the sole remedy available to you for construction inconvenience.
You acknowledge that the driveway is narrow. Before entering the driveway, you warrant that you have ascertained that you will be in a position to navigate the driveway, including reversing, and you indemnify us in respect of any loss, damage or Claim that arises from the use of the driveway.
We may offer from time to time sporting and other equipment such as scooters or can-ams. By using, borrowing or agreeing to use or borrow such equipment, you do so in all respect at your own risk, and you shall not be entitled to make any Claim that relates to such equipment. We may engage third party contractors to provide services such as massage, yoga, private chef or other services. By engaging the services of such third party contractors, your entering into an agreement with such third party, and any Claim that relates to such services shall be directed to that third party.
You acknowledge that we reserve the right to move your booking in the event of any circumstances arising that are beyond our reasonable control. We shall not be liable to issue refunds for any items that are not within our control, such as fire, flood, storm damage, power outages or any other unforeseen circumstances.
